Property Market Information System - eProperty is one of the modules of the Spatial Planning Information System (SPIS). eProperty is designed as an online application that provides an overview of property transactions through its constituent parts: The Sales Prices database and The Approximate Values Map (Price Blocks). The Sales Prices Database includes information on the number of transactions for a particular region, type of property that was the subject of the transaction - apartment, house, commercial property, agricultural land, construction plot or forest, realized prices, etc. Visibility of data is divided into three levels: for citizens, appraisers and real estate agents, as well as for employees in administrative bodies that manage data, and appraisal committee members. Through the electronic exchange of data, eProperty is regularly updated with data from the Ministry of Finance, Tax Administration. | Project aims: |
The integral appraisal system is based on three pillars: appraisers, property appraisal methods, and the data needed in the appraisal procedure. This data is managed through the eProperty application.
eProperty data base is important to ensure the transparency of the property market, and together with the adopted regulations in the area of property appraisals it contributes to legal security for investors and property owners, as well as the uniformity of property valuation.
Public announcement of the approximate values map (price blocks), except the transparency, improves services to citizens.
The development of the overall property appraisal system is along with eProperty (as one of the pillars of the system) of particular importance in the judicial proceedings and expropriation procedures. |
